Island humidity and continuous water loop pressure cause motorized 2-way actuator valves to stick. The fan runs, but warm or ambient air circulates because chilled water cannot enter the coil. We test actuator stroke voltage and replace faulty heads on-site.
Central island chilled water carries minerals and particulate matter that accumulate in the unit's inline Y-strainer. When blocked, water flow drops below design volume, crippling cooling capacity. We isolate, extract, and flush strainers thoroughly.
High island ambient humidity produces continuous heavy condensation. Slime and microbial algae quickly build up in drain trays and discharge lines, threatening expensive false ceilings. We treat trays chemically and clear drain lines with vacuum flushes.

In Pacific, this is almost always caused by a seized 2-way motorized actuator valve or a clogged inline chilled-water strainer. When the valve fails or the strainer collects island loop sediment, chilled water cannot circulate through your coil. Our engineers test chilled-water delta-T and inspect valve operation during every diagnostic.
To perform an isolated chemical descaling and deep flush of your Fan Coil Unit without interrupting the central building loop, an isolation bypass valve arrangement is required. If your unit lacks this arrangement, our engineers install it once (299 per unit), allowing all future chemical flushes to be performed quickly and cleanly.
Because Pacific sits directly on open sea water, we recommend at least 2 scheduled visits per year (our AMC Premium package). This ensures drain pans remain clear of microbial slime, strainers are emptied of sediment, and actuator stroke voltage is verified before peak summer heat.
